Request for Qualifications for Trade Contractors

The Brookline Housing Authority invites qualified Trade Contractor firms to submit Statements of Qualification (SOQ) for the Modernization of Morse Apartments in Brookline. This RFQ is the first phase of a two-phase procurement process as set forth in MGL Chapter 149A. The evaluation procedure and criteria for selection are defined in the RFQ document. Responses to this RFQ will be used to pre-qualify Trade Contractors who will be invited to submit bids to the RFB as detailed in MGL 149A Section 8.

The property, Morse Apartments at 90 Longwood Avenue, was originally constructed in 1974. A comprehensive modernization for accessibility was performed in 1993, with various minor repair and improvement projects, largely for roof and MEP/Fire Alarm, performed between 1993 and 2018. Currently, Morse is in need of major interior renovations with minor exterior improvements. The scope of work is expected to include kitchen and bath upgrades within the 99 residential units, improvements to building MEP systems, replacement of finishes in common areas, envelope repairs and roof replacement of selected portions of the building and reconfiguration of the 1st floor common areas and BHA offices being undertaken in phased construction with the building partially occupied throughout.

The following trades are being prequalified in this solicitation: Masonry; Miscellaneous and Ornamental Iron; Waterproofing, Dampproofing and Caulking; Roofing and Flashing; Metal Windows; Tile; Acoustical Tile; Resilient Floors; Painting; Fire Protection; HVAC; and Electrical.

The project construction budget is approximately $17.25 million.

SOQs will be received until Thursday January 9th at 2pm at the BHA Offices attention: Garrett Anderson, Brookline Housing Authority, 90 Longwood Avenue, Brookline MA 02446.
