The Hingham Affordable Housing Trust acquired the three bedroom dwelling at 270 Central Street in Hingham in April 2020 with Community Preservation Funds. The house sustained serious water damage and the residence was uninhabitable. The Trust has removed all the damaged cabinetry, kitchen appliances, laundry appliances, flooring, wall board, electrical fixtures, and trim. The oil tank and oil fired furnace were also removed and professional mold remediation was done.
Design choices were focused on utilizing energy efficient mechanical equipment, energy star appliances, and sustainable materials. The house has been fully remodeled with a brand new kitchen, half bath / laundry, living room, office, and dining room downstairs and three fully refurbished bedrooms and a brand new bathroom upstairs. Natural gas has been brought to the house to operate a high efficiency water heater and a 95% efficient furnace. Updates include energy star appliances, LED lighting, dimmable lighting, additional attic insulation, low flow plumbing fixtures, replacing a drafty window with a new weather tight model, new cabinetry, new vinyl flooring, new interior doors, repairing exterior stairs, painting interior walls and ceilings, paving the gravel driveway, and installing a new roof.
